## The Bottom Line

Once temperatures drop below freezing, the window for preventive action closes. These tasks protect your home against frozen pipes, ice dams, heating system failures, and winter storm damage. Most can be done in an afternoon.

## Pipe and Plumbing Protection

- Know the location of your main water shut-off valve. In a freeze emergency, you need to act in seconds, not spend 10 minutes searching.
- Insulate exposed pipes in unheated areas: crawlspace, garage, attic, and exterior walls. Foam pipe insulation costs under $2/linear foot at any hardware store.
- Keep cabinet doors under kitchen and bathroom sinks open during extreme cold to allow warm air to circulate around pipes on exterior walls.
- Let faucets drip during sustained below-freezing temperatures. Moving water is much less likely to freeze than standing water.
- Disconnect all garden hoses. A frozen hose can back-pressure into interior valves and burst them even if the pipe itself is insulated.
- Locate the exterior spigot shutoff valve and turn it off, then open the spigot itself to drain the water still in the pipe. Add an insulated cover to the spigot.

## Heating System

- Keep thermostat at 68°F or above even when away: the minimum recommended temperature to prevent pipe freeze in most climates.
- Change furnace filter monthly during heavy heating season. A clogged filter strains the system and reduces efficiency by 15–25%.
- Clear all heating vents and registers. Furniture moved for the holidays often blocks airflow without homeowners noticing.
- Check that your carbon monoxide detector batteries are fresh. CO poisoning risk peaks during high-use heating periods.
- Keep the area around your furnace and water heater clear of stored items. These appliances need airflow and clear exhaust paths.

## Ice Dam and Roof Protection

- Verify attic insulation is at R-49+ and evenly distributed. Inadequate attic insulation is the primary cause of ice dams. It allows heat to escape through the roof and melt snow that refreezes at the eave.
- Make sure attic vents are unobstructed. Proper ventilation keeps the roof cold and uniform, preventing the temperature differential that creates ice dams.
- After heavy snow, use a roof rake to remove the bottom 3–4 feet of snow from the eave area. Do not climb on a snow-covered roof.
- If ice dams form, never use a pick or chisel. You will damage shingles. Create channels using calcium chloride ice melt filled in pantyhose laid across the dam to let water drain.

## Emergency Preparedness

- Stock a 72-hour supply of water (1 gallon/person/day) in case pipes freeze and water service is disrupted.
- Know how to use a portable space heater safely: keep 3 feet of clearance on all sides, never leave unattended, and use only UL-listed models.
- Have a backup heat source (wood stove, gas fireplace, or generator for electric baseboard homes) in case the primary system fails during a storm.
- Keep an emergency kit in your car during winter commutes: blanket, jumper cables, ice scraper, small shovel, sand or kitty litter for traction, and a phone charger.

**If a pipe bursts:** Shut off the main water valve immediately, open all faucets to relieve pressure, call a plumber, and document the damage with photos before cleanup for your insurance claim. Time to shut-off determines total water damage extent.

## What Should I Check in the Other Seasons?

**Protect Your Home In Every Season**
By taking a little time to maintain your home every season, you can reduce expensive home repairs down the line.
