> How Much Does Vinyl Siding Cost? Estimated cost $8,000-$18,600, what drives the price, and what a fair quote includes.

**$8,000-$18,600***: installed on a typical single-family home, including tear-off of the old siding, new house wrap and a trim package, with measured wall area setting most of the number

## What Moves a Vinyl Siding Price

Siding is quoted on wall area, which is not the number on your listing. A two-story home and a single-story ranch with the same floor area do not have the same amount of wall, and the ranch usually has more roofline and less height. Get the measured wall area from each bidder and compare that before you compare prices.

Within the range, five things move a job.

- **Panel grade.** Thicker panels hold their line, resist ladder marks and rattle less in wind. Builder-grade and premium panels are the same product category and a long way apart in price.
- **Shape of the house.** Gables, dormers, bays and a complicated roofline mean cuts, and cuts are labor and waste.
- **Openings.** Every window and door has to be trimmed and flashed. A wall with eight windows costs more than a blank wall of the same size.
- **What is under the old siding.** Tear-off is normally included. Rotted sheathing found underneath is not, and it is the most common change order on a siding job.

For reference on the material line alone, our own siding materials breakdown prices vinyl at $3–$6 per square foot installed.

## What a Vinyl Siding Quote Should Include

The gap between the cheapest and the most expensive bid is usually scope, not margin. A siding bid should describe a complete weather envelope, not just new panels.

- The panel product, profile, thickness and warranty, named.
- New house wrap over the full wall area. Our own siding breakdown prices the material at $0.15–$0.40 per square foot, so there is no good reason to reuse the old one on a tear-off.
- Flashing at every window and door opening. Our breakdown puts self-adhering or liquid-applied flashing at $2–$5 per linear foot of opening perimeter and calls it the most important detail in exterior moisture management. It is also the easiest line to leave off a bid.
- Corner posts, starter strip, J-channel and trim boards, listed rather than assumed.
- A fixed per-sheet price for rotted sheathing found during tear-off. Our breakdown puts OSB or plywood at $60–$100 per sheet plus labor.

Commonly excluded: soffit and fascia, gutters, shutters, light and outlet blocks, and permits. Continuous foam board under the siding is usually an upgrade rather than a default. Our breakdown prices it at $0.75–$2.00 per square foot and it is worth asking about while the walls are open.

## How Long Vinyl Siding Takes

Three to five days of work for an average home, and vinyl is the fastest material on this site to install.

The wait is material. A stocked color in a common profile ships quickly; a specialty color, a shake profile or an insulated panel is a factory order. The other pause is discovery: if the crew opens a wall and finds rot, work stops on that elevation until the repair is priced and approved. That is the argument for settling the per-sheet price before anyone starts.

## Vinyl vs. Fiber Cement, on Cost

Vinyl is the material every other siding gets compared against, and on this site the two ranges do not overlap: [fiber cement](/fiber-cement-siding-cost/index.md) starts above where vinyl ends. Here is where the difference sits.

| | Vinyl | Fiber cement |
| --- | --- | --- |
| Handling | Light, cut with shears or a saw | Heavy, needs dust control and more crew |
| Painting | Never; color runs through the panel | Factory-finished or painted on site, then repainted eventually |
| Typical install time | Shorter | Longer |
| Repairs | Single panel can be unzipped and swapped | Plank replacement and paint match |
| Scratch and dent | Can crack in a hard freeze impact | Very hard surface, can chip |

Neither is a mistake. Vinyl buys you the largest amount of finished exterior for the money and no repainting. Fiber cement buys a heavier, harder wall and a finish schedule you have to keep. Our article on [vinyl vs. fiber cement](/articles/vinyl-vs-fiber-cement-siding/index.md) weighs the two side by side.

## When Vinyl Is the Right Call

Vinyl is the default for a reason. If you want the whole house resided for the least money, want to stop painting, or are improving a rental or a home you will not keep for decades, it is the answer and the rest of this page is detail.

Look elsewhere in three cases. A historic district or an HOA may not allow it. A wall that takes reflected heat from a low-E window or sits beside a grill can distort, and the manufacturer's clearance guidance is worth reading before you choose the elevation color. And if you want a genuine wood look at close range, vinyl shake will not fool anyone standing at the door. That is what [engineered wood](/engineered-wood-siding-cost/index.md) is for.

If vinyl is the material, the last decision is which vinyl. That is below.

## Panel Thickness, Insulated Vinyl and Profiles

Three choices inside the material change both the price and the result.

- **Thickness.** Builder-grade panels are thinner and flex more, which shows as waviness across a long wall and as rattle in wind. A thicker panel is the single upgrade most homeowners notice from the sidewalk.
- **Insulated vinyl.** Rigid foam bonded to the back of the panel. It stiffens the panel, which improves how flat the wall looks, and it adds insulation value across the studs. It costs more per square and is the reason two vinyl quotes can be far apart.

Color is the fourth lever and the one with the longest tail. Ask for the fade warranty in writing, and ask specifically what it covers on the dark colors, since those are where fade complaints concentrate.

## Siding Replacement Companies, Ranked by Real Customer Rating

Home Genius Exteriors

★★★★★ 4.8 Google · pooled across 20 US locations (11,183 reviews) as of August 2026

Highest-rated multi-trade exterior contractor. Fiber cement, vinyl, and LP SmartSide from in-house crews.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Home Genius Exteriors holds Owens Corning Platinum Preferred status alongside James Hardie Elite Preferred and CertainTeed 5-Star contractor certifications, and covers roofing, siding, windows, doors, gutters and attic insulation. Reviewers name their project manager more often than almost anything else about the job, and describe them staying involved and checking in through to the finish. Siding and gutter work draws the warmest praise for how it looks once finished, and most installs wrap up in just a few days. Their free inspection is thorough and photo-led, with some homeowners noting drone footage of the roof itself. Promotional discounts are tiered by trade rather than applying across the board, so ask what your specific project qualifies for. If your roof is flat or low-slope, ask what warranty comes with it, since those systems are covered differently.

VSI + AAMA certified (siding & windows). 100% Lifetime Guarantee: no proration.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Victory Home Remodeling covers windows, roofing, siding and gutters across the Northeast and Mid-Atlantic (New Jersey, New York, Pennsylvania, Delaware and Maryland), installing and warranting house-branded systems supplied by established manufacturers: EnduranceX™ siding from Norandex, roofing materials from GAF. It is a GAF Master Elite contractor, a designation held by only about 2% of roofers nationwide. The process runs through a named salesperson and project manager, with a quality inspection at the end rather than a single handoff, and reviewers consistently describe the installation crews as clean, careful with the house, and quick to finish on the date first promised. Its warranty is genuinely one of the stronger ones in this category: lifetime, non-prorated on both labor and product, transferable once to the next owner, and it covers glass breakage regardless of cause. Get the full scope, including trim, siding tie-ins, and what the warranty covers, in writing before the crew starts.

Signature Series composite and insulated vinyl siding. Listed in the James Hardie ALLIANCE at Select tier.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Clear Choice Home Improvement is a family-owned company working across Massachusetts, New Hampshire, Rhode Island, southern Maine, Vermont and central Pennsylvania: a regional specialist rather than a national one. Metal roofing is where its reviews are strongest and most detailed: standing-seam roofs fitted in three or four days, crews working till dark, and one homeowner whose panel was repaired free of charge a year later. Homeowners regularly name their crew lead and project coordinator by name when a roof is finished. It is an Owens Corning Preferred contractor, and covers roofing, siding, windows, doors, gutters and bath. One thing worth knowing up front: Clear Choice does replacement and installation, not repairs.

Lednor Home Solutions

★★★★★ 4.2 [Google · flagship location (343 reviews)](https://www.google.com/maps/place/Lednor+Home+Solutions%C2%AE+%7C+Gutter+Helmet,+Roofing+%26+Sunesta+Awnings+%E2%80%93+Maryland,+Washington+DC+%26+Virginia/@39.1001883,-76.6312325,713m/data=!3m2!1e3!4b1!4m6!3m5!1s0x89b7fb2e880fc3e9:0x547d152380a1ee17!8m2!3d39.1001883!4d-76.6312325!16s%2Fg%2F1tfdfc3s) as of August 2026

Multi-trade (roofing, windows, siding). Lifetime no-clog performance warranty.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Lednor Home Solutions is the largest Gutter Helmet dealer in the country, working across twelve states from seven offices: a dealer of the system rather than its manufacturer, which matters when a claim comes up. Homeowners praise punctual, tidy crews and a salesperson who explained the product without rushing. Its Sunesta retractable awning work is quietly its best-reviewed line, with homeowners describing installs finished ahead of schedule. The gutter warranty is the manufacturer’s while the service visit is Lednor’s, and that seam is where homeowners report the most friction. Ask what a service call involves and how quickly one is scheduled.

Homefix Custom Remodeling

★★★★★ 4.5 Google · pooled across 7 US locations (2,693 reviews) as of August 2026

Alside Ascend Installer: premium Alside siding, in-house crews (never subcontracted). 100% Lifetime Guarantee.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Homefix Custom Remodeling has worked across Maryland, Virginia and North Carolina since 1990, covering roofing, siding, windows, doors, gutters and solar. It states plainly that it does not use subcontractors. Its own crews do the work, and reviewers across its different markets back that up by name, crediting installers and crews for turning a full roof or a house of windows around in a day or two. It is a GAF Certified Master Elite roofing contractor. Its warranty is branded UltraCare, and the word lifetime carries specific year caps by product rather than being open-ended, so ask what applies to your job. If your project involves a color-matched material like siding, ask to see and sign off on the exact sample before installation day, and ask upfront how a warranty service call gets scheduled.

DaBella

★★★★★ 4.6 Google · pooled across 57 US locations (43,442 reviews) as of August 2026

Pacific Northwest multi-trade specialist. Climate-specific fiber cement expertise.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Homeowners across DaBella’s network consistently point to the in-home consultation as the best part of the process: a named rep who lays out every option and price point without rushing, and on window jobs, lets you feel the difference between glass packages before you decide. Where a job is finished, the reviews get specific: full roof replacements wrapped up in a single day, whole-house window installs that leave rooms noticeably quieter, and bath and shower conversions homeowners call worth it once the work is done. DaBella covers roofing, siding, windows, bath, walk-in tubs, gutters and solar, and is a GAF Master Elite and James Hardie Elite Preferred contractor; its windows now come under the Fairfield and Glasswing lines. Financing runs through independent third-party lenders. DaBella states plainly in its own terms that it is neither a broker nor a lender. The in-home visit covers a lot of ground, so set aside real time for it, and ask which product line (Fairfield or Glasswing on windows, for example) your quote covers.

## Frequently Asked Questions

### How much does it cost to install vinyl siding?

A full vinyl replacement on a typical single-family home falls in the range at the top of this page, including tear-off, new house wrap and trim. Panel grade, the number of openings and how complicated the roofline is decide where inside it you land.

### How much does vinyl siding cost per square foot*?

Our own siding materials breakdown prices vinyl at $3–$6 per square foot installed. Note that siding is measured on wall area rather than floor area, so ask each bidder for the wall area they measured.

### How much does siding cost for a 2000 sq ft house?

Floor area does not translate directly. A 2,000-square-foot two-story has considerably less wall to cover than a 2,000-square-foot ranch, and the ranch will usually cost more. The range on this page covers homes of that general size, but the quote will turn on measured wall area.

### How long does vinyl siding last?

Long enough that the finish, not the panel, is normally what dates it. What shortens it is impact damage and heat distortion rather than age. Read the manufacturer's warranty for what it says about fade separately from what it says about the panel.

### Is vinyl siding cheaper than fiber cement?

Yes, and on this site the two ranges do not overlap. The gap is material cost plus labor, since fiber cement is heavier, slower to cut and needs dust control. Our [comparison article](/articles/vinyl-vs-fiber-cement-siding/index.md) covers the trade-offs beyond price.
