## See what factors influence local quotes.

Four things account for most of the spread on a roof replacement job. They are the questions to put to every estimator, because the answers decide where in the range your own quote lands.

**Shingle grade** Basic architectural shingles sit at the bottom; designer and impact-rated products can run well over double per square.

**Tear-off layers** One layer is standard. A second layer adds labor and disposal across the whole roof.

**Pitch and complexity** Steep roofs need staging and slow the crew. Valleys, dormers and skylights each add flashing work.

**Deck repair** Rotten sheathing is only visible once the old roof is off, and it is the most common change order in the trade.

*Estimates from our cost model, which uses published material prices, federal wage data, and our own assumptions for labor time and contractor overhead. Actual costs vary by location, project scope, materials, site conditions, and contractor. [See methodology and sources.](/how-we-calculate-costs/index.md)

## What Does Roof Replacement Cost*?

These are general national planning ranges for other projects, not the estimate from the calculator above. Use them to compare typical costs across home improvement projects.

Roof Replacement runs from about **$7,300** for small home (<1,500 sq ft) up to **$54,000** for metal roofing (average home), installed, at national average wages. Within any one scope the low end is a lean independent contractor fitting mid-grade material and the high end is a national in-home-sales company fitting premium material. Both are prices real homeowners pay for the same nominal job.

Materials, labor and installed price by job scope

| Job | Materials | Labor | Typical installed price |
| --- | --- | --- | --- |
| Small Home (<1,500 sq ft) | $3,000–$7,200 | $1,600 | **$7,300–$21,500** |
| Average Home (1,500-2,500 sq ft) | $4,100–$9,800 | $1,900 | **$9,300–$28,000** |
| Large Home (>2,500 sq ft) | $5,700–$13,500 | $2,200 | **$12,000–$37,500** |
| Metal Roofing (average home) | $6,600–$19,000 | $3,600 | **$16,000–$54,000** |

## Does Where You Live Affect Renovation Costs?

Yes. Where you live can affect what you pay, especially when it comes to labor. Contractors in areas with higher local wages typically have higher labor costs, which can increase the overall price of a project. Labor is only one part of the total, though, so a higher local wage does not raise the whole price by the same amount. Roughly **22%** of a roof replacement job is labor, so a metro paying 20% more than the national wage adds about 4% to the total rather than 20%. Choose your area in the calculator above to see an estimate adjusted for local labor costs.

## Where Do These Numbers Come From?

We use wage data from the U.S. Bureau of Labor Statistics Occupational Employment and Wage Statistics for that specific trade, May 2025, along with current material pricing recorded per product from retailers and manufacturers. We also adjust labor costs for your area to give you a more useful starting point. **These are planning estimates, not contractor quotes**. Your actual cost will depend on your home, project details, material choices, and contractor, so we recommend getting at least three written quotes before making a final decision.
