## The Bottom Line

Finish these tasks before October in northern states, or November in southern ones. Fall maintenance prevents the most expensive winter damage: ice dams, burst pipes, water intrusion from clogged gutters, and heating system failures. You can finish most of this list in one weekend.

## Gutters and Drainage

- Clean gutters after leaves finish falling. Clogged gutters cause ice dams and water intrusion at the fascia.
- Check gutters for sags and loose spikes. Re-secure with gutter screws (screws hold; spikes pull out).
- Extend downspouts at least 6 feet from foundation. Water pooling near the foundation is the leading cause of basement leaks.
- Flush downspouts with a garden hose to confirm no blockages.

## Roof Inspection

- Look for lifted, cracked, or missing shingles from the ground with binoculars (or hire a roofer for $150–$300).
- Check for excessive shingle granules in gutters: indicates shingles near end of life.
- Inspect flashing around chimneys, skylights, and vents. Separated flashing is the #1 cause of roof leaks.
- Look for moss or algae (dark streaks). Moss retains moisture and accelerates shingle deterioration.

## Windows and Doors

- Check weatherstripping on all exterior doors. A dollar bill should meet resistance when slid through a closed door. If it slides freely, replace the weatherstripping.
- Recaulk window and door frames where caulk is cracked or separated. Use silicone or paintable latex for exterior.
- Check for fogging between double-pane glass. Fogging indicates a failed seal and lost insulating gas. Failing seals that are still under warranty should be addressed now.

## HVAC and Heating

- Replace furnace filter (1-inch filters monthly; 4-inch media filters every 6 months).
- Schedule annual furnace inspection and tune-up ($80–200). October is ideal, before peak demand.
- Test carbon monoxide detectors. CO poisoning risk rises when heating systems run continuously.
- Bleed air from baseboard radiators (hot water systems). Trapped air reduces efficiency and causes uneven heating.

## Exterior and Plumbing

- Disconnect and drain garden hoses. A connected hose can retain water, which freezes in low temperatures, and the pressure can burst interior valves and pipes.
- Shut off and winterize irrigation systems before the first freeze.
- Insulate exposed pipes in unheated spaces (garage, crawlspace, attic). Pipe insulation costs $0.50–2/linear ft.
- Trim tree branches within 6 feet of your roof. Ice-loaded branches can fall and cause significant damage.
- Inspect chimney and fireplace. Have a certified chimney sweep clean and inspect annually ($150–300).
- Caulk visible foundation cracks. Water expands 9% when it freezes. Small cracks become large ones.
- Check attic insulation. R-49 is recommended for most northern climates, and inadequate attic insulation is the primary cause of ice dams: it lets heat escape through the roof, which melts snow that then refreezes at the eave. Check the insulation for moisture too, which can indicate a leaking roof, a ventilation problem or a plumbing leak.

Target completion by October 1. First freeze can come in late September. **Southern states (GA, TX, FL, LA):** November 1 is sufficient. Focus on gutters, HVAC, and window sealing.

## What Should I Check in the Other Seasons?

**Protect Your Home In Every Season**
By taking a little time to maintain your home every season, you can reduce expensive home repairs down the line.
