# How Much Does It Cost to Refinish Hardwood Floors? | RYH

> How Much Does It Cost to Refinish Hardwood Floors? What drives the price, and what a fair quote includes.

## What Drives the Cost of Sanding a Floor

Refinishing is almost entirely labor, so the price follows how much work the floor needs rather than what you choose.

- **How much wood is left.** A floor can only be sanded so many times before the machine reaches the fasteners in the tongue. That check decides whether the job is possible at all.
- **Condition.** Pet stains that went through the finish into the wood, cupped boards, gaps, old face nails, carpet staples and glue residue all add hours before sanding starts.
- **Species.** Oak sands and stains predictably. Maple is dense and takes stain unevenly, so an even color on maple is skilled work rather than an extra coat.
- **Finish and coats.** Oil-based polyurethane, waterborne finish and hardwax oil differ in price, smell and cure time. Two coats and three coats are different quotes.
- **Stain or natural.** A color change adds a stage, and a dark stain shows every sanding mark left in the floor.

Job size cuts the other way from most work on this site. Refinishing is **cheaper per square foot on a bigger job**, because setup is fixed: the same machines, the same dust containment, the same masking. One small room can land at the high end of a price range, or above it, for that reason alone, while a whole main floor usually prices at the low end.

## What a Refinishing Quote Should Include

The specification here is short and it is all about sequence. A bid should state the grit sequence for rough and finish sanding, that edges and corners will be done by machine and by hand, whether the floor is screened between coats, the finish product by name, the number of coats and the sheen.

Dust containment is what separates bids most visibly. Plastic at the doorways, sealed vents and dust collection on the machines are all things a contractor can skip, and you find out afterwards in every room of the house.

Commonly excluded, and worth pricing before you commit: board replacement, where damaged boards are woven in from matching stock; gap filling across a whole floor; closets and areas under appliances; and shoe molding removal, reinstatement and repainting.

One honest gap is worth naming. **Tear-out and subfloor repair have no published price anywhere**, on this site or on the cost guides you will read alongside it. They are found conditions, quoted after the floor is opened. If a problem under the boards turns up mid-job, your only protection is having agreed in advance how a change order gets priced and approved.

## How Long Refinishing Takes

Two to four days of work for a typical floor, and you cannot live on it while it happens. Sanding is a day or two, then each coat dries before the next goes down.

The wait afterwards is cure, not dry. The finish feels hard long before it has hardened, and loading it early is how a new floor picks up marks it keeps: sock feet first, then furniture, then rugs last, because a rug traps solvent underneath. Waterborne finishes get you back into the room faster and smell far less; oil-based finishes take longer and amber over time. Ask for the product's own schedule and treat it as the plan rather than the optimistic case.

## Refinish vs. Replace

Refinishing is a fraction of the per-square-foot cost of [new hardwood installation](/hardwood-floor-installation-cost/index.md), and for a floor that only looks tired the decision is not close.

What decides it is not appearance. It is what is under the finish.

- **Refinish** when the boards are solid hardwood with sanding depth left and the complaint is scratches, dullness, worn traffic paths or a color you no longer like.
- **Replace** when the floor is engineered with a veneer too thin to sand, when boards are cupped from water, when the subfloor has failed, or when you want a different species, width or direction. A layout change is a replacement however good the wood is.

There is a middle option people miss. If the finish is worn but the wood is not, a screen-and-recoat abrades the existing finish and adds a new coat without removing any wood, so it uses up none of the floor's remaining sanding life.

## When Refinishing Is the Right Call

Refinishing is the best-value job in flooring when the conditions are met, because you are buying labor on a floor you already own. It is the right call before listing a house with dated but sound hardwood, before moving in while the rooms are still empty, and any time the alternative is covering good wood with something cheaper.

It is the wrong call when the wood cannot take it. A thin engineered wear layer, a floor already sanded to the nails, or a floor on a water-damaged subfloor are replacements dressed as refinishing jobs. Have the wear depth measured first: that measurement, not the quote, determines whether this page applies to your floor.

## Refinishing, Recoating and Resurfacing

Three words get used interchangeably in quotes, and they are three different scopes.

- **Full sand and refinish.** The floor goes back to bare wood, is optionally stained, and is rebuilt with new coats. This is the job a refinishing price range usually describes, and the only option that removes damage in the wood itself.
- **Screen and recoat, or buff and coat.** The existing finish is abraded and a fresh coat bonded to it. Cheapest and quickest, but it will not touch a scratch that reached the wood and it will not change a stain color.
- **Resurfacing.** Not a standardised term. Some contractors use it for a recoat, others for a full refinish. If it appears on your quote, ask which job it means before comparing prices.

Dustless refinishing is a method rather than a scope. It describes machines connected to dust extraction, which changes how the job feels to live through, but it is not a fourth kind of work.

## Flooring Installation Companies, Ranked by Real Customer Rating

Floor Coverings International

★★★★★ 4.9 Google · pooled across 86 US locations (16,131 reviews) as of August 2026

Design Center on Wheels: 3,000+ samples in your home. Strong rating across 250+ franchises.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Floor Coverings International brings its full sample selection to your home, so you can compare flooring and carpet against your own walls and lighting before deciding. Homeowners across the franchise consistently name their local design consultant and describe an honest process, including being pointed toward a smaller repair instead of a bigger job they did not need. Installers are described moving furniture before starting and putting it back after. Local owners personally reply to reviews by name. Because each location is independently owned, ask how long the installation warranty runs and what is covered if a floating floor like LVP or laminate ever shifts.

Refloor

★★★★★ 4.9 Google · pooled across 16 US locations (15,675 reviews) as of August 2026

4-Part Lifetime Guarantee covering labor, gaps, plank replacement and a half-price replacement promise. 5-day install in MI, IN, OH, IL, KY.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Refloor fits luxury vinyl plank and little else: a narrow specialism, stocked, with installs often landing the day after you choose. Reviewers across its Midwest, Southeast and Northeast branches consistently name their installers and describe real care for the rest of the house along the way: furniture moved and reset, old carpet hauled off, subfloors levelled and repaired before the new floor goes down, and the site cleaned up as the crew works. The sales consultation draws the same kind of specific praise: homeowners name their rep and describe a clear walk-through of product, cost and the installation process before anything is decided. Because Refloor installs its own product, its service covers floors it originally put in; if you are finishing or repairing an existing floor from another installer, ask up front whether that is in scope. Their guarantee has four parts and is worth reading closely: the gap-free promise excludes gaps caused by subfloor movement or moisture, which is how most plank gapping actually happens, and the whole guarantee depends on completing a walk-through on the final day of installation.

50Floor

★★★★★ 4.6 Google · pooled across 17 US locations (16,795 reviews) as of August 2026

Shop-at-home flooring with a Gold Star Installation Warranty and a 50%-credit upgrade program. Southeast and Mid-Atlantic focus.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

50Floor brings the flooring samples to your home, so you choose in your own light against your own furniture, and quotes the whole job in one visit. Homeowners describe a consultant who laid out a wide price range without pushing a decision (walking through materials and options rather than steering toward the most expensive one) and installers come up by name for clean, efficient work. Two programs are worth understanding properly before you sign. The Gold Star Warranty covers installation-related problems, and their own materials describe its term two different ways, so ask which one applies to your contract and get it in writing. The Lifetime Love Your Floors Guarantee is a credit worth half your original price toward a replacement floor from 50Floor: a credit rather than a refund, and it has to replace all the original areas.

Express Flooring

★★★★★ 4.4 Google · pooled across 10 US locations (7,770 reviews) as of August 2026

Same-week installation in AZ, TX, NV, NM, OK, CA. Lifetime labor warranty on all installs.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Express Flooring covers Arizona, California, Nevada, New Mexico, Oklahoma and Texas, and stocks its own flooring rather than special-ordering it: the reason installs can often start within days of the in-home visit rather than weeks. Reviewers across its markets consistently name their installers, and the recurring praise is for speed: a full house of vinyl plank finished in a day and a half, a room of carpet installed the same week it was chosen. On a larger job, expect the crew to move furniture from every room at once rather than staging room by room, so ask how that will work around your household before scheduling. Their published disclaimers are worth reading before you sign rather than after: the installation warranty is limited, does not transfer to a new owner, and after the first two years the labor cost on any claim falls to you. Carpet cover also depends on documented annual professional cleaning, so keep the receipts.

National Floors Direct

★★★★★ 4.1 Google · pooled across 10 US locations (3,568 reviews) as of August 2026

Best shop-at-home flooring brand in the Northeast. Deep New England installer network.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

National Floors Direct moves fast: many homeowners get an installation date within a day or two of choosing their flooring, and reviewers across its Northeast, Mid-Atlantic, Florida and Texas markets consistently describe crews who move the furniture, work quickly, and clean up before they leave. The other strength reviewers name most is the shop-at-home consultation itself: a rep who brings samples to your house and lays out the options without much back-and-forth. Three things are worth locking down before you sign. Their price-match guarantee only holds if you bring a dated, written competing quote in on that first visit, not later. The standard right-to-cancel window is short and enforced strictly, so read that clause the day you sign. And if your subfloor needs extra prep once the old flooring comes up, that can add to the price, so ask how that is handled ahead of time.

Empire Today

★★★★★ 4.4 Google · pooled across 40 US locations (64,918 reviews) as of August 2026

75+ markets nationwide. Next-day carpet installation for in-stock styles.

![Remy](/images/remy/face-6aa3719e.png) Remy's Take

Empire Today is built around convenience: a shop-at-home consultation with installation often available within a day or two, on exclusive lines like WhisperHOME® carpet and AquaDefense® waterproof LVP. The consultation is what reviewers praise most, and specifically: they name the consultant who came to the house, describe the visit as unhurried, and often mention that the price held up well against other quotes they had already collected. Installation crews draw the same kind of specific praise: arriving on time, walking the job before starting, and cleaning up before they leave. Because flooring performance can change over the life of a floor, ask now what the warranty covers if a plank ever lifts or separates down the road, not just what is covered on installation day, and get a direct service contact in writing at the time of sale.

## Frequently Asked Questions

### What affects the cost to refinish hardwood floors?

Condition drives it: pet stains, cupping, old staples and glue residue add hours, and the finish product and coat count move it too. Small jobs price higher per square foot than large ones, because the setup is the same either way.

### Is it cheaper to refinish hardwood floors or replace?

Refinishing is substantially cheaper per square foot than new hardwood. The question is whether your floor can take it: solid boards with sanding depth left can be refinished, a thin engineered veneer cannot.

### Is it cheaper to sand and refinish hardwood floors or replace?

Yes, where the wood allows it, and the gap is large. Replacement wins on cost only when board replacement, subfloor repair or a layout change means most of the work would be done twice.

### Should I refinish or replace my hardwood floors?

Refinish if the boards are sound and the complaint is the surface. Replace if the wood is too thin to sand, the boards are water damaged, the subfloor has failed, or you want a different species, width or direction. Get the wear depth measured before deciding.

### What is the difference between refinishing and resurfacing wood floors?

Refinishing means sanding to bare wood and rebuilding the finish. Resurfacing is not a standard term. Some contractors mean a screen-and-recoat, which abrades the old finish and adds a coat without removing wood, and others mean a full refinish. Ask which one a quote describes.

### How many times can hardwood floors be refinished?

It depends on the thickness above the tongue rather than on a fixed number, so remaining life has to be measured rather than assumed. A screen-and-recoat is worth knowing about, because it renews the finish without spending any of that depth.
